MCKINLEYVILLE, Humboldt County — October 23, 2026. A long-running plan for a walkable, mixed-use town center is one of the most consequential land-use discussions in unincorporated McKinleyville. The project is not simply a proposed shopping center: county documents describe space for homes, businesses, public gathering areas, pedestrian and bicycle connections and preservation of wetlands.
The plan and its public review
In an official October 2025 notice, Humboldt County outlined two zoning changes under consideration: a Mixed Use-Urban district and a tailored Q-Zone combining district. The county also described a 14-acre wetland reserve and an environmental review examining potential effects of future development, including a separate Life Plan Humboldt proposal.
The notice announced a Board of Supervisors hearing for October 20, 2025. That date is historical and should not be mistaken for a new upcoming meeting. California58 has not confirmed the final disposition of all zoning approvals or environmental findings as of this publication. Residents must inspect the latest Board records, project-specific permits and environmental documents before describing a proposal as approved construction.
Why residents should distinguish three decisions
First comes the planning vision: the type of mixed-use community local officials and residents would like to create. Second comes adoption of zoning and environmental-review documents, which may be modified through hearings. Third comes approval of individual developments. Even a broadly adopted planning framework does not mean a particular building, road or private project can immediately break ground.
Public meeting minutes show that the McKinleyville Municipal Advisory Committee was still discussing infrastructure and community advocacy in May 2026, including Hiller Road improvements and pedestrian safety.
How public input works here
McKinleyville is not an incorporated city. Its advisory committee does not function as a city council and cannot enact county land-use laws. According to Humboldt County’s committee description, members make recommendations on planning and zoning matters, and the Board of Supervisors retains county governing authority. The committee generally meets on the fourth Wednesday of each month, but dates, venues and agendas can change.
Residents can read agendas, provide comments under posted procedures, and examine planning material through the Humboldt County Planning and Building Department. The official information is more reliable than rumors that a project is already funded, rejected or scheduled to open.
Upcoming public meeting: The Humboldt County Agenda Center lists a McKinleyville Municipal Advisory Committee meeting for October 28, 2026. Residents should check the specific agenda for topics, time and public-comment arrangements; the posting alone is not proof that a Town Center decision is scheduled.
What to watch in 2026 and beyond
Key questions include the final zoning text, safe connections across Central Avenue and Hiller Road, wetland protection, traffic impacts, housing affordability, future public spaces and whether a private proposal will proceed. None should be represented as certain without the actual approval documents.
